Ellenrust Eiendomme (PTY) LTD is an affiliated company of Klein Karoo Fonds (KKF), an experienced development company. KKF owns several properties in the Southern Cape and Klein Karoo.
Two nominated directors will be responsible for the management of the development company as well as managing the project itself, assisted by the Professional Team.

The stand is in Stilbaai (West), within walking distance from the shops, river, and the beach. It is situated north of the municipal Community Hall and Library. Access will be gained from the Main Road.
The development comprises 128 freehold plots which will be developed in three phases. With each phase, the developer will complete a facility building. The first phase of the health care centre will be built during phase one. Upon completion the village will consist of houses, assisted living units, a health care centre, and community facilities.

The Developer realises the importance of good health care services in a retirement village. The Health Care Centre will therefore be fully equipped to accommodate patients in different stages of frailty. Residents, who wish to enjoy a great deal of independence in their daily activities but need home-based assistance, will be cared for in the privacy of their own homes.
Frail elderly who are bed- and/or room-bound will be cared for in the Health Care Center by a qualified nurse. She will be assisted by competent and dedicated staff nurses and auxiliary nurses. 24-hour medical care and supervision will be provided.
In order to minimize the annual increase in levies, the Stabilization Fund will be set up and managed by the Executive Committee of the Homeowners’ Association.
When a property is resold, 15% of the sales price will be contributed towards this fund. These funds will be allocated towards maintenance of the units, community buildings and frailcare centre.
Any natural person can buy a unit. However, a unit cannot be bought in a company or trust.
Any person who is 50 years of age or older. A younger person may own a property, but only occupy it if his/her partner is over 50. If the owner is an investor, he/she must let the house to at least one person who is over 50.
- A community levy, which will be payable monthly, will cover services such as the cost of management, security, insurance of the property, maintenance and landscaping of public areas. The levy is based on the pro rata participation quota of the property. The owner of a larger house will therefore contribute more than the owner of a smaller property.
- A health care levy, monthly payable by the owner (and his/her spouse). This levy will give residents access to primary health care, as well as subside the health care centre.
- A meal levy will be payable upon completion of the community building in phase 2 when the kitchen is operational.
Each owner (and his/her spouse) will be responsible for the payment of a Right to Health Care. This will be a once off fee of R10 000 per person.
This Health Care Right can be ceded to a tenant, subject to the rules of the Constitution.
The first phase of the Heath Care Centre will be constructed and fully equipped in phase 1 and become operational once there is a need for five or more beds. Until then the Developer will arrange home care for residents if the need arises. Alternatively, care will be outsourced to registered care institutions in Still Bay.
Each owner is responsible for paying his own rates and taxes, as charged by the local municipality.
Shortly after the buyer has signed the Purchase Agreement a deposit of R20 000 is payable which will be held in trust by the conveyancer. The buyer will also select one of the standard building plans and be given a date when construction will start, usually about 3 months after signature.
About 2-3 weeks after signature the transfer documents will be lodged at the Deeds office. The balance of the price of the plot (minus R20 000) has to be paid on this date.
The building costs are due for payment on registration of transfer of the plot.
The Developer is responsible for paying:
- VAT (The buyer does not pay transfer duty)
- Attorney fees (The buyer does not pay attorney fees)
- Professional fees
- Water, sewerage, and electricity connections
- Fees for the submission of building plans
- NHBRC
The buyer is entitled to make changes to the standard building plans, subject to the developer’s approval, and keeping within the architectural guidelines.
Limited structural changes will be allowed.
The buyer can select finishes from the standard finishing schedule.

The Developer realises the therapeutic value of keeping a pet. A pet policy ensures harmonious living for pet owners and non-pet owners alike.
The Development will offer access control with 24-hour security. This will include a gate house with access control, guards, electric fencing and a security camera system.
Every home will be issued a personal emergency button which will be linked to Security as well as the Health Care Centre.
All garage doors will be automated.
A VOIP telephone network will be installed. Internal communication via this telephone system will be free.
The coastal town of Still Bay, also known as the Bay of Sleeping Beauty, is 26km from the N2 highway between Mossel Bay and Riversdale. The closest national airport is George, 150km from Still Bay. Mossel Bay is an hour’s drive away.
